YOUR LOCAL FIRE SAFETY SPECIALISTS
Fire risk assessment services in Christchurch
Christchurch packs a lot into a small area. There is the historic town centre around the Priory and the High Street, coastal homes in Mudeford and Friars Cliff, a large number of retirement and later-living developments, and a busy business park around Bournemouth Airport. These buildings face very different fire risks, and the assessment needs to reflect that.
Many Christchurch properties are older, extended over the years or converted from another use, which can leave hidden gaps in fire separation. Others are home to people who may need help to leave the building in an emergency. We take the time to understand who lives or works in the building and plan the assessment around them.
You get a report in plain English, every finding ranked by priority, and an assessor who is happy to explain anything that is not clear.

BUILDINGS WE ASSESS
Buildings we assess in Christchurch
We work with private landlords, residents’ management companies and local businesses across Christchurch. These are the properties we assess most often.
WHAT THE LAW REQUIRES
Fire safety duties in Christchurch
The Regulatory Reform (Fire Safety) Order 2005 applies to workplaces, commercial premises, holiday lets and the common parts of residential buildings. The responsible person must carry out a suitable and sufficient fire risk assessment, keep it under review and, since October 2023, record the whole assessment in writing.
Christchurch is part of the BCP Council area, and fire safety in these buildings is enforced by Dorset & Wiltshire Fire and Rescue Service. For older and listed buildings in the conservation area, we suggest practical improvements that respect the character of the building, and flag where you may need to speak to the council before making changes.
What your assessment covers
✓ Who is at risk, including vulnerable residents
✓ Escape routes and evacuation strategy
✓ Fire doors and separation between flats
✓ Alarms, detection and emergency lighting
✓ Heating, kitchens and storage hazards
✓ A prioritised action plan with timescales
For blocks with residents who may need help to escape, we can advise on evacuation planning as part of your assessment.
CASE STUDIES
Recent work in Christchurch
A look at some of the Christchurch properties we have assessed and how we helped the owners improve fire safety.

AVIATION & TRAINING · BOURNEMOUTH AIRPORT, CHRISTCHURCH
Skybourne: aircraft hangar and pilot training centre
An assessment at Bournemouth Airport for Skybourne, covering an aircraft hangar alongside a busy pilot training centre. The building brings together classrooms, exam rooms, flight simulators, common rooms and kitchens, and air traffic control rooms, each with its own occupants, hazards and escape needs. We assessed how the hangar is separated from the training areas, the escape routes from every part of the building, and the fire detection, alarm and emergency lighting serving them. A complex building like this called for a detailed report, with a clear, prioritised action plan.

COMMERCIAL OFFICE · CHRISTCHURCH
Two-storey office in a dated building
A commercial building in use as a two-storey office. The biggest challenge was the dated nature of the building, which meant a number of improvements were needed to bring its fire safety up to a good standard. We reviewed the escape routes from both floors, fire separation and fire doors, the fire alarm, detection and emergency lighting, and the day-to-day management arrangements. The report set out each recommended improvement in a clear, prioritised action plan, so the most important work could be tackled first.
FAQS
Christchurch fire risk assessment FAQs
Can’t see your question? Call us on 01202 119088 and speak to an assessor directly.
Do holiday lets in Christchurch need a fire risk assessment?
Yes. If you let a property to paying guests, including self-catering cottages and flats, the Fire Safety Order applies and you must have a written fire risk assessment. We can assess a single let or a whole portfolio.
Can you assess listed or older buildings?
Yes. Older buildings often need a more careful approach to fire separation and escape. We recommend proportionate measures and point out where alternative solutions may help protect the building’s character.
What if residents need help to evacuate?
We take this into account throughout the assessment. We look at the alarm system, escape routes and evacuation strategy, and suggest how you can plan for residents who may need help to leave.
How quickly can you visit?
We cover Christchurch regularly and can usually arrange a visit at a time that suits you and your residents. Once the visit is complete, we offer a fast turnaround on your report.
Do you cover Highcliffe and Mudeford?
Yes. We cover the whole of Christchurch, including Highcliffe, Walkford, Mudeford and Burton, as well as businesses around the airport. Wherever your property is, you get the same fixed price, thorough visit and clear report.
