FIRE SAFETY SPECIALISTS FOR SOUTHAMPTON
Fire risk assessment services in Southampton
Southampton is a busy port city with two universities, a large private rented sector and a growing number of city-centre apartments. That mix brings a wide range of fire risks, from shared student houses in Portswood and Highfield to logistics buildings serving the port and modern blocks around Ocean Village.
Quantis Fire Services travels to Southampton regularly from our base in Dorset. We visit the property, inspect the escape routes and fire safety measures, and talk to whoever runs the building day to day. You then get a clear written report, with each action given a priority, so you can plan the work and show you are meeting your legal duties.
We work with individual landlords, letting agents with large HMO portfolios, residents’ management companies and local employers.

WHAT THE LAW REQUIRES
Fire safety rules for Southampton properties
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person for any workplace, commercial building or the shared parts of flats and HMOs must have a suitable and sufficient fire risk assessment. Since October 2023, the full assessment must be recorded in writing, including the name of the person who carried it out, and residents must be given relevant fire safety information.
In Southampton, the Fire Safety Order is enforced by Hampshire and Isle of Wight Fire and Rescue Service. Southampton City Council runs HMO licensing in the city, so landlords should check whether their property needs a licence. A current fire risk assessment is one of the key documents the council and fire service will expect to see.

CASE STUDIES
Recent work in Southampton
Examples of Southampton properties we have assessed, what we found and how we helped the owners put things right.

HMO · THE POLYGON, SOUTHAMPTON
8-bed HMO with a self-contained flat
An eight-bedroom HMO in the Polygon area of Southampton, in a period house that also contains a separate one-bedroom flat. Where shared HMO accommodation sits alongside a self-contained flat, the separation between the two and the escape routes everyone relies on need careful attention. We assessed the shared stairs and corridors, fire doors and compartmentation between the HMO and the flat, the fire alarm and emergency lighting, and the management arrangements, then delivered a clear report with a prioritised action plan.

BLOCK OF FLATS · EASTLEIGH, NEAR SOUTHAMPTON
Four studio flats with shared facilities
A small block of four self-contained, studio-style flats in Eastleigh, with a communal laundry room and shared access to the garden. Even in a smaller building, the common parts need the right protection. We looked at the shared escape route and flat entrance doors, the laundry room as a potential fire risk, fire detection and emergency lighting, and how residents get out safely to the garden and street. The owner received a clear report and a practical, prioritised action plan.
FAQS
Southampton fire risk assessment FAQs
Can’t see your question? Call us on 01202 119088 and speak to an assessor directly.
Do you cover Southampton from Dorset?
Yes. We carry out fire risk assessments in Southampton regularly and plan our visits to keep travel costs down. You pay a fixed price that is agreed before we visit, with no hidden extras.
Does my Southampton HMO need a fire risk assessment?
Yes. The shared areas of an HMO fall under the Fire Safety Order, and a fire risk assessment is often requested during a licence application or inspection. We assess HMOs in line with LACORS guidance.
Can you assess large warehouses and industrial units?
Yes. We assess warehouses, distribution centres and workshops, including buildings with high-bay racking, several occupiers or processes that create extra fire risk.
What do I need to do after the assessment?
Work through the action plan, starting with the highest priority items. Keep the assessment under regular review and update it if the building or its use changes. We are always happy to answer questions once you have your report.
Can you help with fire safety in student accommodation?
Yes. We assess student HMOs and larger shared accommodation near both universities. We look at the alarm system, escape routes, fire doors, kitchen risks and the fire safety information given to students at the start of each tenancy.
